A real estate agent pulled up a thread from r/RealEstateTechnology the other day and read me one of the top answers to “what’s your biggest tech pain in 2026?”
“2-3% accuracy only holds up on standard properties. In low-transaction ZIPs, confidence intervals widen to 15%+.”
Not a how-to complaint. Not “I wish a tool did X.” A straight-up confession: the number on the screen is a lie half the time, and nobody tells you which half.
That thread lives in my head. So does this one, from a broker who spent six months on an outsourced cold-calling contract:
“11,216 dials. 54 connections. 1 lead. 0 deals.”
Here’s the uncomfortable truth about the AI agent world in 2026: a lot of what’s being sold to agents is theater. A tool opens with a confident number, a “guaranteed” contract, a dashboard full of features nobody asked for. You don’t find out it was a mirage until the money’s already gone.
So I’m going to use my post today differently. Instead of pitching you everything we sell, I’m going to tell you what Birky Studio refuses to sell you. Because the fastest way to earn trust with someone who’s been burned is to say what you won’t do, out loud, in writing, where it can haunt you.
1. We refuse to sell you a fake-flat accuracy number
The 2-3% figure above isn’t a lie on its own, it’s the average across standard tract homes in a metro market. The problem is that a LOT of valuation tools display it as a clean, universal promise, with no confidence interval, no caveat, and no “this is shaky in a low-volume ZIP.”
If your neighborhood has 12 sales a year, nobody on earth is pricing your listing within 2.3%. Pretending otherwise isn’t service, it’s marketing.
So the agents we build never hand you a single number and call it truth. They surface a confidence range with every estimate, the number and how sure we are about it. Tight range? Trust it, run with it. Wide range? Escalate to an appraiser, and the agent tells you to, instead of letting you quote a number that’s going to fall apart at the appraisal stage.
That’s not more impressive to look at. It’s more useful, and it’s honest. If you want a screen full of fake precision, we’re not your vendor.
2. We refuse to sell you an invisible dialing contract
I wrote about the outsourced cold-calling disaster in detail, the 11,216-dial, zero-deal contract that locked an agent into six months they couldn’t see into. That’s the part that hurts most: no per-lead visibility, no control, no way to know what you’re paying for until it’s too late.
We don’t do retainers you can’t audit. We don’t sell you “trust me, the calls are happening.” Our agents give you per-lead visibility, you can see what the agent said to each lead, when it followed up, and what came back. Not a monthly call log PDF. A live record of every conversation.
If you want to hand money to a black box and hope, someone will happily take it. We’re not that someone.
3. We refuse to sell you another CRM to evaluate
There’s a whole second kind of burnout in that subreddit, agents shopping for the “right” CRM in 2026 and finding no clear winner, just dozens of overlapping tools and another weekend of research down the drain. The decision paralysis is itself a cost.
Our answer isn’t another piece of software to compare. It’s a layer that works on what you already use. No migration, no re-entering every client into a shiny new database. The agent plugs into your existing stack and does the work, logging, follow-up, re-engagement, while you keep your tools in place.
Stop shopping for the perfect CRM. Use what you have. Let the AI do the work.
4. We refuse to sell you “set it and forget it”
An AI agent that’s delivered and dropped is a liability wearing a feature badge. If nobody trains it on your listings, your tone, your handoff habits, it’s going to say something dumb to a buyer and it becomes your problem.
That’s why every AI Agent Setup at Birky Studio is $1,297, one time, and includes 30 days of support, no six-month contract, no per-seat charge, no surcharge hiding in month four. In the first month we’re shaving the rough edges off together. We don’t leave you with a box and a “good luck.”
What we DO commit to
Put plainly: the number we give you is honest, and the work we do is visible.
That’s the whole pitch. An agent that says “I’m not sure” when it shouldn’t be sure, a system you can audit lead by lead, a setup that runs on your existing tools, and a human who’s still in the room three months after launch. If that sounds like a lower bar than the loudest vendors promise, good. The loudest vendors are the ones whose promises we just spent 800 words telling you to be suspicious of.
When you’ve been burned by fake precision and invisible call centers before, “we refuse to sell you that” is the most reassuring thing we can say.
Try It Before You Buy It
Start here, it’s free. Grab the Quick Log template to see the simple running-note habit that keeps you from opening a call blind.
Then feel the difference for yourself. Call Elliot, our AI voice agent, and just talk to it, hit the demo and hear a real conversation handle objections without a human script. Or throw something weird at the WhatsApp demo and watch it stay in character. No sales call required.
And if you want the honest version of what your workflow would cost, and what it would not include, book a free 15-minute call. I’ll tell you plainly what we’d refuse to sell you.
