There is a post on r/RealEstateTechnology that I have not been able to get out of my head. An agent paid an outside ISA service for six months. The final tally, in their own words: 11,216 dials, 54 connections, one lead, zero deals.
Read that again. Eleven thousand dials. One lead.
The comment section, predictably, blamed cold calling. But I think that misses the real lesson. The agent did not just waste money on bad prospecting. They wasted six months without ever being able to see what they were paying for. No per-dial visibility, no per-conversation record, no way to audit what the service was actually doing, just a monthly invoice and a “guarantee” that made committing to six months feel safe.
That is the part of the story worth stealing. When you buy a service and you cannot see the work, you are not buying results. You are buying hope.

Take the follow-up gap, the thing agents tell me about more than anything else. An agent shows a house. The buyer says “that was nice, let me think.” Everyone means well. Nobody has a system. Seven days pass, the buyer is looking at three other properties with three other agents, and the deal quietly dies somewhere between the parking lot and the next appointment.

What I Am Not Going to Sell You
Three things you will not find in a Birky Studio build:
A long contract. If the system is not worth it in month two, you should be able to walk. We do not need a six-month guarantee to feel confident about the work, and you should not need one to feel safe.
A black box. Every conversation the agent has is logged and readable. You can see what it said, what the client asked, and what it booked. That is the exact transparency the ISA model failed to provide, and honestly, it is the only reason a subscription model deserves your money.
