There is a comment from r/RealEstateTechnology that has stayed with me, because it is not really a complaint about technology. It is a complaint about reading the mail:

“Pull land development notices and updates from city, county, and state agencies… and put together a ‘Guess Who’s Coming Soon’ type of newsletter.”

The person asking is not asking for a nicer dashboard. They are asking for someone to sit there and read. Because everything they want to know is already public. A proposed gas station, a new grocery anchor, a rezoned corner lot, a big-box pad site: none of it is a secret. It is filed, dated, and published, weeks or months before a single truck shows up.

The information is not hidden. It is just unread.

The opportunity window nobody is watching

Commercial development is one of the few markets where the signal arrives before the money moves. You do not have to guess what is coming. You have to be the kind of business that actually looks.

Here is what the public process looks like, stage by stage, and what each stage is worth to whoever reads it first:

Read the middle column again. That is a lead. The right column is a clock, and it is always running.

By the time commercial activity is obvious enough to notice on a drive, the only people still able to act are the ones who read the record back at stage one.

Why nobody does it (and why it never gets fixed)

This is the same shape as most of the problems business owners bring us, and it is the one we come back to again and again: the data exists, and pulling it takes one step per feed, forever.

Development notices are not in one place. They live across dozens of portals. City planning departments, county commissions, state agencies, and planning & zoning boards each publish on their own schedule, in their own format, in their own corner of the web. There is no single “here is what is coming” page.

So the job falls to a busy human, and a busy human has a business to run. Checking twenty feeds on a Monday is a nice idea that lasts about three weeks. This is the same reason comps never get pulled as often as they should, and the same reason inbound leads quietly never get their MLS alerts set up: the step that would create the value is one step, repeated by hand, on top of everything else. So it silently does not happen.
